What's included

One contract, one schedule, one point of contact

Most renovation pain is coordination, not craft. We hold the programme so you are not the one chasing trades between jobs.

Kitchen Renovations

Layout changes, cabinetry, worktops and the trades sequenced so the room is out of action once, not repeatedly.

Bathroom Renovations

Full strip-outs through to tiling, fixtures and finish carpentry, with waterproofing done properly.

Porches & Exteriors

Screened porches, columns, railings and exterior carpentry built for coastal conditions.

Custom Trim & Millwork

Crown moulding, wainscoting, casings and bespoke joinery matched to the age of the house.

Layout Changes

Opening up rooms, relocating openings and reworking flow, with structural work properly engineered.

Built-Ins & Storage

Bookcases, benches, mudrooms and wardrobes made to fit the space rather than bought to fill it.

Project Management

Trades scheduled, materials ordered and inspections booked, so the programme actually holds.

Permits & Compliance

Permitting handled where the scope needs it, with inspections coordinated around the build.

Built for the Lowcountry

Older Charleston houses hide their surprises

Open up a wall in a Lowcountry home and you find things that were not on the drawing — previous alterations done without permits, framing that has moved with decades of humidity, and moisture damage that only shows once the finish comes off.

We survey properly before pricing and keep a contingency conversation open rather than discovering it halfway through. When something unexpected does appear, you get told the same day with the cost implication attached.

How it runs

Four stages, and you know where you are in all of them

A renovation goes wrong when nobody can tell you what happens next. These are the four points where we stop, confirm and put it in writing.

Survey & Scope We measure, open up where needed and price the actual condition rather than an assumption.
Fixed Written Contract Scope, programme, payment stages and what happens if something unexpected turns up.
Build & Coordination Trades sequenced, materials ordered ahead, and a weekly update you do not have to chase.
Snagging & Handover We walk it with you, list what is outstanding, and finish it before the final payment.

FAQs

Renovation questions we get asked

A single bathroom is typically three to five weeks. A kitchen runs six to ten. Whole-house work depends entirely on scope — you get a programme with the contract, not a vague estimate.
Usually yes for single-room projects. Whole-house or major structural work is often easier if you move out for part of it, and we will be straight with you about which applies.
Yes, where the scope requires them. We handle the applications and coordinate inspections around the build programme.
You get told the same day, with the cost and programme impact in writing, before we carry on. Nothing gets absorbed quietly and appears on the final invoice.
We work from your drawings or with your designer, and we can help develop a scope from scratch for straightforward layouts.
