Exterior coatings fail from the substrate up. Every job starts with washing, scraping and sealing, because a premium topcoat over poor prep still peels.

Salt, sun and storm season all attack the same coat

An exterior in Charleston takes punishment an inland house never sees. Salt sits on the surface and keeps working. Humidity pushes moisture out through the siding. Summer sun bleaches south and west elevations far faster than the rest of the house.

We treat elevations differently rather than spraying everything the same. Windward walls get the extra attention, bare timber gets spot-primed before it can drink moisture, and the whole envelope is sealed so wind-driven rain stays outside.

Exterior painting questions we get asked

A typical single-family home runs three to six working days depending on size, condition and how much scraping it needs. Weather can extend that, and we tell you as soon as it does.
Spring and autumn give the most reliable cure conditions in Charleston. We do paint through summer, but we work elevations around the heat and avoid coating in direct afternoon sun.
Yes. A full rinse to strip salt, chalk, mildew and pollen is part of every exterior job — primer will not bond properly to a dirty surface.
We identify and flag it during the walkthrough. Minor filler work is included; replacing rotten boards or trim is quoted separately so you can see the cost clearly.
With correct prep and coastal-rated products, expect roughly seven to ten years on siding, less on the elevations taking the most sun and salt.
